So your house is going on the market, You’ve hired a real estate professional and they have given you all kinds of advice about getting the home ready, walked you through the paperwork and disclosures, had pre-inspections, helped you with staging, and had professional photos taken. Now they have asked you what when they can have access to show the property to potential buyers.
This can actually be a make it or not moment when selling.
The five levels of access are as follows:
#5) Limited Access (example: the home is only available on Thursdays or Fridays from 2:00-4:00 PM. By far the most difficult situation to show your home to potential buyers. This will add to your marketing time, and ultimately have a direct impact on the price you receive, or if your property sells at all.
#4) By Appointment Only (example: 24-48 Hour Notice) – When I have clients from out-of-town who are relocating, they typically arrive on Thursday night and we get together on Friday to go over the details and pick our the home they want to see. They only have the weekend, and are going to buy the best available home for the money, and return home Sunday night. They may not be able to wait the 48 hours to be shown the house. Or if we are looking in several areas of town, we may not be able to get back to see just one property.
#3) Providing a Key to the Home – although the buyer’s agent may need to stop by an office to pick up the key,(or meet this listing agent at the property) there is usually little delay in being able to show the home.
#2) Open Access with a Phone Call – the seller is home and allows showing with just a phone call’s notice. and the number one way to ensure your home is seen by as many potential buyers as possible….
#1) Lockbox On the Front Door – this allows buyers the ability to see the home as soon as their agent can meet them, at their convenience.
As I mentioned earlier, In a competitive marketplace, access can make or break the price you get, or if your property sells at all!
